§ 3.12. C-3, Shopping Center District—Special Exception Required.

    • Accommodate indoor retail sales and See Figure 3—Use Matrix Airport or Heliport
    Service related businesses in a common Artificial Lake
    Area sharing the same parking facilities Auditorium, Coliseum or Stadium
    • Prohibits outside storage of material except for Cemetery or Crematory
    Seasonal sales which do not reduce the total Church or Temple
    Number of required parking spaces, i.e. gardening Golf and Country Clubs
    Sales, exterior display of lawn equipment. Hospital
    • Allows outdoor retail sales Miniature Golf Course
    • Residential prohibited
    • Normally located between C-1B zoning

    Special Exception requirements:

    1.

    Landscape plan to be submitted with application for Special exception

    2.

    Screen planting six (6) feet in height in six (6) foot reserved landscape buffer

    3.

    One (1) parking space per sixty (60) square feet of sales area

    4.

    Distance of parking area from residential district a minimum of fifty (50) feet

    5.

    Number of loading and unloading berths (shall not face on bordering highway) shall be indicated on development plan

    6.

    Distance from loading and unloading berths to residential shall be fifty (50) feet minimum

    7.

    Development plan approved by Commission to be submitted with Special exception application

    8.

    Acceptable relationship with major thoroughfare

    9.

    Thoroughfares adequate to carry additional traffic engender by use

    10.

    State Board of Health approval, if required

    11.

    Outdoor advertising signs and artificial lighting shall be approved by the Commission

    12.

    No parking in the front yard, except as provided by Section 6 of this appendix
